Sort of clipped, but I still think "welcome."

It's "Welcome". I asked old James for a transcript of the message. Confirmed.

Thanks for the confirmation. Do you think it can also be said that the mini hunts are more confirming clues and not really for promotion of finding key 2 at this point?

I believe the mini-hunts are independent of the main hunt, and stand on their own.

I'm not working on the mini hunts, but what I have seen in the solution videos, they appear to be separate one-offs.

I discovered this hunt a week ago, and I have done a deep dive on each thread to get caught up. As a fresh pair of eyes, I will share a few theories or ideas that I question and will also propose if I have not seen. Hopefully it helps spur a solve; it is said in a recent video that he expects this to be solved soon, which means many of us are at the doorstep.
QUESTIONS
I’ve seen in recent threads that the second key is likely alphanumeric with some capital letters. One poster commented with the assumption that password requirements would apply. It’s worth noting that the chest is (as stated in a couple of threads) to be on PP and that PP has no stringent password requirement as long as it is 8 letters long. As a recent hint video shares, key 2 is exactly 12 characters (with no special characters). This can be 12 numbers, 12 letters, etc.
Several people have commented that they believe the chest being found to “be a backdoor.” I am curious about this. Why would the chest not just be the two keys to login? It seems reasonable to “discover” this chest from information in the riddle.
If the playfair cipher is part of this solve, do we have an indication as to which letter to drop from the 26 letter grid? "X" would be fitting. Whether you drop J, Z, or any other letter, that possibly affects the encryption process. Not sure if anyone has strong ideas here.
THEORY I HAVE NOT SEEN SHARED
Above the chairs in the windows in GB, we see “AUTO” and then the image of a key. AUTOKEY cipher is a common cipher type (the Wiki definition also includes “append a letter” - which just gets my wheels turning with the cipher from the book…), and I am surprised I have not seen that mentioned here. I also like the idea of the playfair cipher, mentioned in these threads. To that point, it is possible that double encryption is needed. Double encryption is used in a mini-hunt, and in the solution video he says he did it to keep a computer algorithm for easily solving it. Would he not do the same for the twenty-times-larger $1,000 prize? (Identifying the keyword, and further being clear on capitalization and whether you are encoding or decoding are all open questions.)
IDEAS NOT AS LIKELY, BUT PLAUSIBLE ENOUGH TO SHARE IN CASE IT SPURS SOMETHING
If a cross is an “x” - one theory from the book’s cipher with a tragedy was: EXHUME (defined as “dig out”)
Between JM’s voicemail referencing 21, and the references to “face” and “high or low in hand” being thrown around, blackjack comes to mind. Each face card is worth “ten,” which would be consistent with the theme.
DBT seems to have an affinity for latin (aurum, equis, latin in the current mini hunt…). It is worth exploring whether that is at play here for the stanza we seem to be struggling with. “ex aequo” is latin for “from the equal: donating “on equal footing” Used for those two (seldom more) participants of a competition” (each of you equal and competition fair)
Good luck!

Stephen, I did mention that awhile back about the Auto+Key but I couldn't figure out a way to make autokey cipher work with the information given.

also, Lukas said that it doesn't matter which map you use, and other map programs like Mapquest doesn't have street view so I am of the "camp" that you don't need to use street map to find the answer, which to see the AUTO and KEY you would have to have street view, and Equis isn't even on some of the other street view capable maps, so I think just the names and information of the business is all we need.

I was working on the gas station prices (differences: 10101010) and a couple other angles pertaining to a/cross appended.
I am excited to see if I was anywhere close!

Congrats to whoever solved it!!!!
I was sure I was onto something. Sunset Beach from the sign across from ace hardware and need not rise up. There’s four of them: Fl., cA., mI., oR. All the states we’ve been to in this hunt and play it FAIR. Plus it was the end of the trail for Lewis and Clark, two Settlers (of Catan), followed the minnow creek to 21. Just couldn’t make anything work.

I was forever stuck on the yellow lettering on the ace, the auto key cipher, and the fact that I kept going back to the Chinook inn playing a part in the solve because the Chinook appended to the ace = 21 due to the Chinook being the King Salmon

I posted this in the wrong thread.
I got stuck on gold rush center, removing the letters g r e e d, then anagraming to lochturns. I couldn't let it go so the last few weeks were trying number combos with it.

I was stuck on Flowers by the Sea, linking flower to rise up, so I was trying to figure out if there was anything in that. You need not "rise up"... You don't need "flower." Like maybe you could use the rest of the name, by the sea, for a cipher.
