I've been sitting on this for a while, and since it has yet to be mentioned (that I know of), I thought I would go ahead and share.
Regarding the Coordinates on the .pdf
Barring that the entire thing not a just a red herring, the Rabbit Hole Bar in West Hills, California (that many have already found and mentioned), has a rather abstruse Google Review written by none other than Samantha Dammer, the author of this Treasure Hunt. The review says the following...
"Seems like I've found a hidden treasure in the middle of a shopping plaza...hooray! Some of the W3Ws at this place totally rule as they are interestingly ironic. I plan on trying that drink with the Crown Royal Whiskey, Sour Apple Pucker, Cranberry Juice, Lime Wheel Garnish, forget the exact name but sounds amazing, probably worth the price. Bet it would make me love LA even more than I already do."

This review sounds a little odd and may be laden with clues. For example, the "W3Ws" mentioned refers to (as I imagine most know) three word combinations that point to 3 meter patches of space around the entire globe. These can be found on the "What 3 Words" website at what3words.com/ .
There are many "What 3 Words" for the Rabbit Hole Bar building, however, the two that seem to stick out most to me are, 1) The area which marks the EXACT decimal degree coordinates converted from the .pdf, and gives the words "king.parade.market" and 2), the square on the bar's sign (left side) which gives the words "today.rufuse.nights." This might be the "dark irony" mentioned in the .pdf poem.
The drink ingredients mentioned in Samantha's Google review is for a Martini named the "Queen of Hearts." This was found on bar's menu located here.
There could be a number of other clues in the Google review and the area W3Ws; take a look and see what you find. Of course... maybe it's just a review.
